Backround
These Proposals were conceived as a ‘What If’ / Proactive Response to Sites with Future Development Potential. They include Proposals for the Adaptive Reuse of National Monuments into Museums. The Design Intent inherent in the Proposals aims to be on balance both Commercially realistic and reasonable whilst also making a greater than average contribution to the Urban Realm. Proposals of this nature would be unlikely to emerge via the existing EU Procurement or Irish Planning Process.
Benefits of Predictive Development Propositions
A Proactive / Predictive approach allows a Designer / Originator more freedom to progress their Preferred / Recommended Design Response when removed from the influence of Multiple Parties whose agendas are often diametrically opposed. Solutions may emerge that might not or could not, have occurred via Conventional Planning processes. Having Pre Published Proposals available for Consideration where Design intent is outlined can be advantageous. These Design Proposals require further input and development, and a number of Proposals are sufficiently well defined to provide a framework or direction from which more detailed work can be advanced.

Proposal for Pre-Planned Waterfront CBD : Alexandra Basin, Dublin (2.2024)
Proposal is for a Mega Project and is optimistic and aspirational in nature. It attempts to articulate the potential for Alexandra Basin to be Irelands answer to Marina Bay in Singapore – a World Class CBD with a number of Iconic Tall building’s, Exciting Retail space, Irish themed Tourist Attractions, Cruise Ship facilities, Urban Parkland and Residential Quarters. Ideally this could be achieved by integration with a significant amount of the existing historic Docklands fabric and with the recent Flour Mill Masterplan by Grafton Architects.
