Office Block Proposal originally conceived for Waterford North Quays in 2016

Proposal Description

The Proposal was originated in early 2016 as a Proactive and Speculative personal response to the Brownfield site at Waterford North Quays ( The portion of the Site known as Frank Cassin Wharf). First Images were published in mid 2016 & exterior perspectives in 2017. There have been previous proposals put forward for the North Quays site in the late 1990s leading to an International competition in 2002. Following a period from 2017 to 2022 where subsequent Design Proposals were made, a Developer and Design Team were appointed. Designs are in progress and the North Quays Site is currently in the process of being prepared for broader Development.

The Proposal was intended to sit within an ensemble of Buildings which together would create a Memorable Skyline when viewed from the various approaches and vantage points within the City. The Architectural treatment to the South Facades is a subtle reference to the Viking and Tudor eras in Waterfords History whilst also providing both a south facing deck area and a solar shading device. The Proposal attempts to contribute to creating a Skyline with a visually attractive silhouette.

The Buildings are circa 25m in width + based on Structural Grid of minimum 8x8m. Design lends itself to variations in length. 3 Fenestration Modules per Grid Spacing. 
  • Longitudinal Structural Grid options of 7.5m / 8m / 9m / 12m 
  • Max Longitudinal Variant being 10 Structural Bays of 9m each = 90m
  • Min Longitudinal Variant being 4 Structural Bays of 12m each = 48m
  • 1 Service Core / Building for Reduced Option, 2 for Longitudinal Variant 
  • Deck Feature to Southern Facade = 2-3m approx
The Gross Floor area of each Individual Block is dependant on the overall length. 
  • Max Gross Floor Area per Block = Circa 13,500 m2 (Based on 6 Levels)
  • Min Gross Floor Area per Block = Circa 7,200 m2 (Based on 6 Levels)
  • Uppermost Level designated as Plant/ Storage space
  • Rooftop Plant is intended to be concealed by the Apex Roof Structures

Adaptability 

The Overall Length of the Buildings can be reduced or increased without significantly impacting the Architectural Design Intent. Building Length ranges from 48m to 90m. Buildings Height of 6-8 Storeys (5-7 Workplace + Concealed Plant / Storage to Roof )
